Systems Overview

Dry risers and sprinklers are not there for you — they are there for the fire service and for the building. A dry riser that fails a pressure test, or an inlet that has been vandalised or built over, removes the firefighting capability from a whole building.

These systems are also the easiest to forget, because nothing about them signals a problem. There is no panel showing a fault and no alarm when a valve is closed.

Dry risers require a visual inspection every six months and a full wet pressure test annually to BS 9990, run at 12 bar for 15 minutes with the outlets and inlet checked, and the results certified. We also check access: inlet cabinets that are locked with the wrong key, obstructed by parking or hidden behind planting are a real and common failure.

Sprinkler systems are maintained to BS EN 12845, which sets weekly, monthly, quarterly and annual regimes. We take the quarterly and annual work and set your on-site team up to do the weekly valve and gauge checks with a logbook that records them properly.

Findings arrive prioritised. A closed valve or a failed pressure test is immediate; a corroded outlet cap or missing signage goes on a schedule. Where remedial work is needed we price it against the same report.

Weekly sprinkler checks are usually done by a competent person on site — we supply the logbook and the training to do it properly.

Your legal duty

The Regulatory Reform (Fire Safety) Order 2005 requires firefighting equipment and facilities to be maintained in efficient working order and in good repair. Dry riser testing follows BS 9990 and sprinkler maintenance follows BS EN 12845; insurers frequently make both a policy condition.

Does the wet test flood the building?

No. The riser is filled and pressurised under controlled conditions with the outlets managed, and drained down afterwards. We use hoses to a suitable discharge point.
