Residential compliance is mostly a scheduling problem. EICRs every five years or at change of tenancy, annual alarm checks, communal emergency lighting, fire door checks in blocks — spread across a portfolio with tenancies ending at different times.

We hold the schedule rather than expecting you to. Certificates are issued digitally against each address, remedials are priced against the same report, and anything with a statutory deadline is flagged before it becomes a breach.

For blocks and developments, communal areas need their own regime — lighting, doors, detection and access — and that is where most portfolios are weakest because nobody clearly owns it.
